4S Bay Partners is committed to environmental sustainability.  Building on this commitment to sustainability, 4S Bay is pursuing industry‑recognized benchmarks that demonstrate its dedication in measurable ways. Currently, its Stocker Street Creative real estate development is set to be built as LEED Gold certified.


Leadership in Energy and Environmental Design (LEED) certification is the premier global standard for green buildings, focusing on high-performance, sustainable sites, energy efficiency and reduced environmental impact. Key highlights include lowered operational costs, improved occupant health, enhanced performance and water/waste reduction.


Each project type must fulfill specific prerequisites to attain LEED accreditation. Project teams spend time planning and determining which prerequisites the project may successfully achieve. Once these requirements are met, the project with be assigned a score and becomes eligible to earn LEED Certification.


Certification Levels:

Construction on Stocker Street Creative is scheduled to begin soon.

  • Certified (40-49 points): Base level of sustainable achievement.

  • Silver (50-59 points): Higher efficiency standards.

  • Gold (60-79 points): High-performance, sustainable design.

  • Platinum (80+ points): Highest level of resource efficiency.

The certification also showcases the project's reduced environmental footprint, bolstering its climate credentials and highlighting its affiliation with the green building industry through a recognized green business certification.

  • Energy and Atmosphere: Certified buildings use roughly 25% less energy than conventional buildings.

  • Water Efficiency: Projects often feature significant reductions in water consumption, averaging 11% less.

  • Environmental Impact: LEED projects have diverted over 80 million tons of waste from landfills, with a target of 540 million by 2030.
