Real Estate Projects
At 4S Bay Partners, our projects aim to renew hope and promote meaningful growth, unity, and healing within and between individuals, communities, and the environment. We continue to fight to make our economy more inclusive and representative of our nation by investing in black and brown managers and businesses with a heavy gender lens that creates economic opportunities for marginalized communities.
THE CHATHAM EDUCATION AND WORKFORCE CENTER
Conceptualized by the Chicago Cook Workforce Development Partnership in the City of Chicago and Cook County, this facility truly lives up to its name as a place for education and occupational advancement. With classroom, group meeting spaces, and a state-of the art manufacturing classroom (known as the "Maker Lab"), teachers and professionals from Jane Addams Resource Corporation (JARC) and Richard J. Daley College provide instruction. This building is dedicated in memory of Dr. Betty Howard, who was killed in an egregious shooting in the area. It was a seven-year effort to get a project to know the grief of the community.
CREATING JOB TRAINING AND EDUCATION OPPORTUNITIES ON CHICAGO'S SOUTH SIDE
STOCKER STREET CREATIVE
Stocker Street Creative is a dynamic redevelopment project in the vibrant Baldwin Hills/Crenshaw area of Los Angeles. Opening in 2027, this initiative aims to create a thriving community-focused creative campus, that drives economic growth through business incubation, top-tier film and TV studio production, cutting-edge entertainment services, strategic non-profit collaborations, and industry-specific professional development, with a focus on BIPOC creatives.
INCREASING ECONOMIC DEVELOPMENT IN UNDERSERVED COMMUNITIES
DAX PROJECT WITH DEPAUL USA
4S Bay Partners teamed up with Depaul USA to support the development of the first DAX Program dormitory in Philadelphia, aimed at serving housing-insecure college students. The program draws student participation from Temple University, LaSalle University, Peirce College, and others.
DEVELOPING AFFORDABLE STUDENT HOUSING WITH DEPAUL USA
ST. TERESA APARTMENTS
This trio of buildings consists of two apartment blocks and The Warehouse. The apartments are nearing the end of their renovation to be converted into commercial rentals for mixed-income tenants. This 43-unit project is focused on renovating underutilized living spaces to provide updated housing to the community. The Warehouse is a project in partnership with LaSalle University. Renovations have begun to turn the warehouse into a multi-use community space, fit for classes, local events and more.
RENOVATING UNDERUTILIZED LIVING SPACES TO PROVIDE UPDATED HOUSING
WISTER APARTMENTS
These Germantown apartments will undergo extensive renovation, similarly to St. Teresa apartments. They will be available for community use or unconventional student housing, with a portion set aside for affordable housing. In a community like Germantown, locals are excited for new housing opportunities.

This project in Philadelphia is a transformative initiative aimed at expanding affordable housing options across the city. Through a collaboration between community organizations, local government, and private partners such as 4S Bay Partners, the project focuses on the renovation and construction of thirteen homes in underserved neighborhoods. By addressing housing insecurity and preventing displacement, the project strengthens community ties and promotes sustainable economic growth. It is a key component of Philadelphia’s broader strategy to ensure equitable development and improve the overall quality of life for its residents.
